The experience of searching, inspecting, applying for, and finally being approved for a rental property can be a daunting process in a competitive market. 

As a tenant with Sheer Property Management you will be treated respectfully, reasonably and always under the NSW governing law. 

At Sheer, we endeavour to address maintenance issues promptly with consideration given to legislative guidelines, our agreement with each individual owner and strata plans.

Many of our tenants choose to lease with us again and again. Our tenants are also great referrals; we must be doing something right if our tenants are willing to recommend us to prospective Landlords and tenants.

Frequently Asked Questions By Tenants

What can I do to help my tenancy application?

Please make sure that all information such as requested identification and proof of income is provided with the application. Ensure that the form is filled out in full by each person who will be residing within the home.  The preferred lease term is usually 12 months. Shorter terms may be negotiated after discussion with the Landlord after receipt of a suitable application. 

How do I pay my bond?

When your tenancy is approved you will receive a confirmation letter showing the amounts due. You will then have the option to pay your bond directly to Renting Services ( NSW Fair Trading) or, you can pay to our Trust account for disbursement to them after the lease is signed.

How do I pay my rent?

When your tenancy is approved, you will receive a confirmation letter. On this letter you will receive the Trust account and payment ID details for EFT payments as per the lease agreement.

What happens if I need to break my lease agreement?

It is possible to break your agreement but it can be an expensive exercise. Details of the amounts payable with consideration to your lease term will be shown on the lease agreement. 

How do I arrange repairs?

You can either complete a repair request form shown below on this page or, you can send an email to us showing all relevant details. Such as the nature of repair and whether you will be home to meet the tradesman or if you agree to the use of the office keys.*

What happens if the owner decides to sell my property?

Notice will be provided as per your lease agreement that the property is to be listed for sale. Most properties are sold subject to the lease agreement. It is a little different if you are on a fixed term agreement as opposed to a continuing agreement. If this happens contact us and we will work through it with you.

What do I do if I am having difficulty meeting my rent obligations?

Always let us know. Don’t be embarrassed or let the situation escalate. We will do our best to mediate an agreeable outcome between yourself and the Landlord.

What happens when my lease expires?

At Sheer PM we like to have fixed term agreements in place. This can be subject to our agreement with the Landlord and their expectations. Usually, we will negotiate a new lease term between each party resulting in a new agreement to be signed. If the agreement remains as an ‘ongoing’ agreement then you are bound by the same expectations in regard to the payment of rent and upkeep of the property. However, your vacate notice times will vary.

How do I give notice to vacate my property?

If your fixed lease term is nearing completion you will be required to give at least 2 weeks notice. If your lease has expired you will be required to provide at least 3 weeks notice. This notice needs to be in writing and provide written details of the address and the date you expect the keys to be returned to our office. 

Once we have this Notice in writing we will send you a confirmation email outlining the vacate process.
