About Sheer

Located in Bulli, NSW, Sheer is dedicated to changing the name of  ‘Property Management’ starting with the Illawarra community, covering the South Coast areas between Helensburgh to Kiama.

Hi I’m Cheryl, the owner of Sheer, Illawarra local and a property manager with over 30 years experience.

The name Sheer comes from the way we deal with people – transparent, truthful and sometimes a little too honest! This is reflected through reviews from tenants and landlords who appreciate their dealings with us.

Sheer property was created in early 2016 and grew from my enthusiasm for the property management sector of real estate.  Property owners need to have confidence in who they are dealing with and should be able to contact them to discuss their concerns.

Sheer Property Management is a true boutique style business with extensive Real Estate experience, and knowledge of property trends within the Illawarra. Regardless of whether  you’re a big or small investor you can be confident that you will be treated  with the same respect.  

What makes Sheer Different?

Many real estate offices promote themselves as being a ‘boutique’ agency. They have glitzy offices that are often a mirage. People get drawn into the imagery of a big office, assuming it equals success.

Many of these large offices promote working in teams with a PM responsible for each part of the PM process. PM Staff are then given catchy names such as leasing consultant, maintenance officer, account managers etc. Because the process has been ‘streamlined’ each member of the team will be allocated a large number of properties to look after. It’s not unusual for these teams to have hundreds of properties in them. So, even though the staff member isn’t responsible for the whole process, they’re still overworked and stressed.  They then become disrespectful to tenants who they perceive to be on the bottom of their ‘food chain’. Phone calls aren’t returned, applications aren’t processed thoroughly and so it goes on until they leave only to be replaced by another young hopeful who hopes this office will be the one who does it differently. )

Tenants and Landlords are customers

If you are, or ever have been a tenant yourself, you’ll more than likely have experienced some form of disrespect or poor treatment from an agency you’ve leased from. It is extremely common for property managers ( particularly the stressed ones ) to treat their tenants as ‘nuisances’ as opposed to the ‘customers’ of their fee paying landlords.  There may be many reasons for this (unfortunately) common dynamic however at Sheer, we’ve made it our mission to even out the playing field. We recognise that poor treatment of tenants is blatantly poor customer service to both landlords and the tenants themselves. Happy tenants means happy landlords. We recognise that regardless of whether you’re a landlord, tenant or agent…you are a person, who deserves to be treated with kindness, honesty and respect.

Sheer Property Management views the leasing of properties as a two way street. We feel it is crucial for clients, who are both Landlords and tenants, to see us as approachable and comfortable. In short, we want them to feel at HOME.
