How do you source tenants for my property?
We will generally commence your property marketing campaign within 24 hours of receiving your signed management agreement.
We will start by checking our database for any approved applicants that may be waiting for a suitable new home.
We will add your property to our stock list, website, realestate.com.au, rent.com.au and homely.com.au. We will also start a facebook marketing campaign.
We hold open homes and also conduct private inspections if necessary.
How will you qualify a tenant for my property?
All prospective tenants are required to lodge a fully completed application form showing employment and tenancy history. We will then verify that information and check references. We also complete a background check through a default database. These tell us if the applicant has a history of NCAT orders or defaults.
We only put forward for your consideration applicants who successfully meet our high expectations and who have been screened thoroughly using the information supplied.
How do you determine a fair rent for my property?
A fair rent for a property is determined by a number of factors. Such as; the current rental market, demand in the area, property condition, features, appeal and location. We will also compare it to other properties available at that point in time and those that have recently leased.
How long will it take to lease my property?
This can depend on market conditions including the number of properties available at the time, the time of the year, the condition and presentation of the property. We will endeavour to lease your property as quickly as possible. We don’t earn any money unless we have placed a tenant. We will though always endeavour to place quality tenants for a trouble free tenancy. So, sometimes this can take a little longer. A rough guide would be 2-3 weeks as an average however, sometimes it can be quicker or take longer.
Do you let me know if any repairs are necessary?
We will always endeavour to contact you first to seek your instructions before arranging a tradesman, with consideration given to our Agency agreement. If you are unavailable and it is an urgent issue or causing distress to the occupant, common sense must prevail and we will act within the guidelines of the tenancy Act.
